Introduction

 

We are consulting on proposals to redevelop the former Tredegar Junction Hotel, Pontllanfraith.


The pub closed a number of years ago and has remained vacant and derelict. It has been subject to a number of planning permissions which have stalled and not been delivered.


The site represents a key opportunity for regeneration, delivering much-needed affordable housing in a sustainable location close to shops, services and public transport.

Development Proposals

 

The application will seek full planning permission for:


  • 35 affordable apartments (24 x 1-bed, 11 x 2-bed)
  • Private balconies and landscaped communal amenity space
  • 27 car parking spaces
  • Secure cycle parking in line with standards
  • A high-quality design with varied materials and a stepped top floor to reduce massing
  • Biodiversity enhancements including bat and bird boxes, hedgehog-friendly fencing, and pollinator-friendly planting
  • Sustainable Drainage Systems (SuDS) to manage surface water and create new habitats.


The 2024 Local Housing Market Assessment (LHMA) identifies an annual requirement for 103 affordable homes across the Mid Valleys Housing Market Area, including 14 homes per year in Pontllanfraith alone. The greatest need is for 1-bedroom properties, which this scheme directly addresses with 24 one-bed units.


The homes will be delivered with a Registered Social Landlord, with a local lettings policy to ensure they seek to benefit people with strong connections to the area.
