Introduction

 

We are consulting on proposals at Llancaiach Isaf Farm, Gelligaer Road, Nelson, Treharris, CF46 6EP.


The proposals comprise alterations and a single-storey rear and side extension to the existing farmhouse (including internal alterations), alongside the change of use and conversion of two existing agricultural barns to residential use, with associated access, parking, drainage, landscaping and public footpath diversion.



The site is a traditional farmstead located approximately 350m north-east of Nelson, within a rural agricultural landscape between Nelson, Gelligaer and Trelewis. The proposals have been designed to make efficient use of the existing buildings and yard areas, while respecting the character of the farmstead and its countryside setting.

Development Proposals

 

The application will seek full planning permission for:

  • Single-storey rear and side extension to the existing farmhouse, with internal alterations.
  • Conversion of Barn A to a self-contained residential unit.
  • Conversion of Barn B to a self-contained residential unit.
  • Access improvements (including passing bays) and internal circulation.
  • On-site parking and turning for each dwelling.
  • Private garden / amenity space for each home.
  • Sustainable drainage (SuDS) and associated drainage works.
  • Landscaping, including retention and enhancement of existing green infrastructure features where possible.
  • Public footpath diversion, to be progressed under a separate Public Path Order.
